What is included
- Every room cleaned top to bottom with the property empty
- Inside the oven, grill pan, extractor filter and hob
- Inside and behind the fridge and freezer, defrosted if needed
- Inside all cupboards, drawers and wardrobes
- Bathroom descaled throughout
- Skirting, doors, frames, switches, sockets and radiators
- Inside windows, sills and tracks
What is not included
- Removing furniture, rubbish or anything left behind — the property needs to be clear first
- Carpet shampooing
- Garden, garage or loft
- Repairs or redecoration
Ask about anything that is not on either list. If we cannot do it we will say so, and usually we know somebody who can.

Common questions
- Does the property need to be empty?
- Yes, and it makes a real difference. Furniture and boxes mean whole surfaces cannot be reached, and an inventory clerk will check exactly those surfaces. If a few items cannot be moved, tell us beforehand so we can plan round them.
- Do you clean carpets?
- We vacuum thoroughly but we do not shampoo carpets, because we do not carry the machine for it. If your tenancy agreement requires professional carpet cleaning you will need a specialist as well, and it is worth checking the agreement before you book.
- How much notice do you need?
- As much as you can give. End of tenancy work clusters around the end of the month and those days fill first.
- Can you invoice the letting agent?
- Yes. Tell us who is paying when you book and we will invoice them directly.
